Terms of Service

By creating an account on FlowBnB ("Platform"), you ("Host" or "User") agree to be bound by these Terms of Service ("Terms") and our Privacy Policy. You must provide accurate, complete information during registration and keep your account credentials secure. You are responsible for all activity under your account. FlowBnB reserves the right to suspend or terminate accounts that violate these Terms or engage in fraudulent activity.

FlowBnB is a SaaS (Software as a Service) platform for short-term rental hosts. The Platform provides: • AI-powered property import from Airbnb listings • Digital guest guides with interactive maps and QR codes • Automated guest messaging (email) • Smart feedback management and collection • Unified inbox for guest communications • Upsell extras for additional guest services • Analytics and performance reports • Calendar sync via iCal (Airbnb, Booking.com) • PDF guide generation Features vary by subscription plan. See Section 3 for details.

FlowBnB offers the following plans: • Free — €0/month: 1 property, basic features, 2 automated messages, limited AI usage • Starter — €14.99/month (or €12.49/month billed annually): Up to 3 properties, all 5 automated messages, feedback management, inbox, upsells, analytics • Pro — €29.99/month (or €24.99/month billed annually): Up to 10 properties, AI inbox suggestions, AI auto-reply, custom branding, complete analytics • Unlimited — €49.99/month (or €41.99/month billed annually): Unlimited properties, API access, everything in Pro All prices are in EUR and include applicable taxes. Payments are processed securely by Stripe. We do not store your payment card details. Subscriptions renew automatically at the end of each billing period (monthly or annual). You will receive an invoice via email for each payment. FlowBnB reserves the right to change pricing with 30 days' prior notice via email. Price changes do not affect the current billing period.

The Free plan provides limited access to FlowBnB at no cost, with no credit card required. Free plan users are subject to the same Terms as paid users. The Free plan includes: • 1 property • 1 AI import from Airbnb • 2 automated email messages • 5 map pins per property • 3 photos per property • 20 emails per month FlowBnB may modify or discontinue the Free plan at any time with 30 days' notice.

You may cancel your subscription at any time from your dashboard (Settings → Plans & Billing) or by contacting us at hello@flowbnb.co. Upon cancellation: • Your subscription remains active until the end of the current billing period • After the period ends, your account reverts to the Free plan • Your data (properties, guides, bookings, messages) is retained for 90 days • After 90 days, data is permanently deleted unless you reactivate No partial refunds are issued for unused time within a billing period. Annual subscriptions are non-refundable after the first 14 days.

You agree not to use FlowBnB to: • Send spam, unsolicited messages, or bulk communications • Host, distribute, or link to illegal content • Impersonate other individuals or entities • Attempt to access other users' accounts or data • Interfere with the Platform's operation or security • Use the Platform for any purpose other than managing short-term rental properties • Scrape or extract data from the Platform for commercial purposes • Violate any applicable local, national, or international law Violation of these terms may result in immediate account suspension or termination without refund.

The FlowBnB platform, including its design, code, features, and branding, is the intellectual property of FlowBnB. Content you create using FlowBnB (guest guides, messages, property descriptions) remains your intellectual property. By using the Platform, you grant FlowBnB a limited license to store, process, and display your content as necessary to provide the service. AI-generated content (property descriptions, recommendations, itineraries, message templates) is generated for your use. You are responsible for reviewing and approving all AI-generated content before it is published or sent to guests.

FlowBnB's AI import feature extracts publicly available information from Airbnb listing pages to create your guest guide. By using this feature, you confirm that: • You are the owner or authorized manager of the property being imported • You have the right to use the listing content (photos, descriptions, reviews) • You understand that AI-generated content (recommendations, itineraries, upsell suggestions) is based on public data and may not be 100% accurate • You will review and edit the imported content before publishing FlowBnB is not responsible for the accuracy of scraped data or AI-generated content. The Host is solely responsible for the final content published in their guest guide.

Your use of FlowBnB is also governed by our Privacy Policy, available at /privacy. We process personal data in accordance with the EU General Data Protection Regulation (GDPR) and Portuguese data protection law. For details on data collection, processing, retention, and your rights, please refer to our Privacy Policy. Guest data (names, contact information, booking dates) synced via iCal or entered manually is processed on behalf of the Host. The Host is the data controller for guest data; FlowBnB acts as a data processor.

FlowBnB integrates with the following third-party services: • Stripe — Payment processing (PCI DSS compliant) • Supabase — Database and authentication (EU-hosted) • OpenAI — AI content generation (data processed, not stored by OpenAI) • Mapbox — Interactive maps in guest guides • Resend — Transactional email delivery • Vercel — Platform hosting and deployment • Twilio — WhatsApp messaging (when activated) Each third-party service is governed by its own terms and privacy policy. FlowBnB is not responsible for the availability, accuracy, or practices of third-party services.

FlowBnB is provided "as is" without warranties of any kind, express or implied. FlowBnB is not responsible for: • The content of guest guides, messages, or communications created by Hosts • Guest interactions, disputes, or complaints arising from Host content • Losses resulting from service interruptions, data loss, or third-party service failures • Revenue losses or missed bookings due to Platform issues • Inaccuracies in AI-generated content To the maximum extent permitted by law, FlowBnB's total liability for any claim arising from use of the Platform shall not exceed the amount paid by the User in the 12 months preceding the claim.

FlowBnB may update these Terms at any time. We will notify users of material changes via email at least 30 days before they take effect. Continued use of the Platform after changes take effect constitutes acceptance of the updated Terms. If you do not agree with the changes, you may cancel your subscription before they take effect.

These Terms are governed by the laws of Portugal and the European Union. Any disputes arising from these Terms shall be subject to the exclusive jurisdiction of the courts of Lisbon, Portugal. For EU consumers: you also have the right to submit disputes to the European Online Dispute Resolution platform at https://ec.europa.eu/consumers/odr.
